old houseThere are certain restrictions that we have for homes and the homes we insure must meet a certain standard.  The effective age of the home must be 30 years or younger, synthetic stucco is excluded, we don’t insure mobile homes yet, and to insure a duplex the owner must own both sides.

 

 

 

Effective Age

Effective age of the house must be 30 years old or younger.  How we calculate the effective age is:

  • Year the house was built
  • Year the roof was last renewed
  • Year the A/C unit was purchased
  • Year the plumbing was last replaced
  • Year the wiring was last replaced

For example: Say the year is 2014; If the home was built in 1950, but the roof was renewed in 2000, A/C in 2000, plumbing in 2000, and wiring in 2000, we add those 5 numbers together, then divide the total by 5 to get the effective age as being built in 1990, which is 24 years old effectively.

 

Duplex Insurance

We do insure duplexes, just as long as the owner owns both sides of the duplex.

 

Mobile Homes

We currently don’t insure mobile homes as of 2014.  Perhaps after some time we may.

 

Synthetic Stucco (Dryvit Eifs)

Synthetic Stucco is excluded in our Lloyd’s of London policies, which is what we use to insure primary homes, rented homes, and vacant houses.  However, WE CAN insure cement stucco.  The reason why synthetic stucco is excluded is because water can get behind the stucco and will slowly damage the walls which will result in an insurance claim.  In the whole southern Alabama area near the beaches of Gulf Shores, Orange Beach, Foley, etc, moisture is a bad problem and is more than likely going to be the cause of damage for stucco homes.
